Happy October! So Many Ways to Celebrate the Season

October is here – bring on fall! Ridgefield is such a fun place to live and/or visit during this season, with multiple opportunities to celebrate Halloween, Oktoberfest, and autumn in general. Here are just a few of our favorite ways to enjoy all the fall vibes in our neighborhood this month:

First things first: need some pumpkins to decorate with? The pumpkin patch is open! Jesse Lee United Methodist Church has supported the Navajo Nation through the sale of their pumpkins for over 30 years. The pumpkins are grown on a reservation in New Mexico, providing some 700 jobs for Navajo workers at fall harvest time. The pumpkins are delivered to Jesse Lee’s Main Street lawn in late September and members of the church, as well as other service organizations including local Scout troops, help load them into the “patch.” Such a wonderful community collaboration!

I’m proud to sponsor the Ridgefield Farmers Market, which is open for two more Saturdays this season: October 7th and 21st. Local farms, food trucks, makers and musicians assemble on the lawn at Jesse Lee United Methodist Church (the site of the original town green!) on our beautiful historic Main Street for a fun community event. Pack your picnic blanket and enjoy the shopping and eating with the best local vendors, a curated selection of some of the best growers and makers around. You’ll find farm fresh produce, baked goods, and specialty items.

Celebrate Oktoberfest at Nod Hill Brewery on Saturday, October 7th! Enjoy a range of German-inspired beers poured by the liter, featuring Festbier, Old Homeplace, Giddyup, Dabulous, Diamant, Shazau, Altbier & more! Plus live Oktoberfest Müsik, Walrus Alley slinging bratwurst, pretzels & more, joined by other trucks from our excellent roster of rotating food vendors, and guest brewery pop-up visits.

Fall in Love with Ridgefield on Saturday, October 14th! A wonderful outdoor festival sponsored by Ridgefield Chamber of Commerce, this annual fall event downtown is fun for the whole family.

I’m proud to sponsor the All Hallows Gala at Lounsbury House, a historic landmark since 1896, on Friday, October 27th. Drinks, dancing, delectable hors d’oeuvres, dramatic decor, live auction, costume contests, photo booth and more! All proceeds benefit Lounsbury House’s programs and history preservation.

The Halloween Walk on Saturday, October 28th is a beloved annual tradition that draws visitors from surrounding towns for trick-or-treating on our beloved downtown Main Street. Be sure to stop by the table outside our Compass office for a treat and to say hi!

Also on Saturday, October 28th will be the fabulous Ridgebury Riders Fall Festival at Ridgebury Farm & Stables, a wonderful organization which I’m proud to support. Come out to the farm for fall fun! Pumpkin picking, hay rides, and yard games galore – visit the farm for a day of fun for the whole family.

Experience the enchantment of fall and join in the festive spirit on Main Street with Ridgefield’s Scarecrow Decorating Contest, going on all month! This fun event welcomes families, organizations, and businesses to showcase their creativity and design captivating scarecrows. Embrace the colors of autumn, and let your imagination soar as you bring your scarecrow to life. Learn more here: https://inridgefield.com/events/ridgefields-annual-scarecrow-decorating-contest/ .

What a time to live in Ridgefield! We hope you find some time to get out and enjoy it. From our family to yours, happy Halloween!

A Look Inside the Fall Market

Q: Do we have a fall real estate market in Ridgefield, or is it really just spring and summer?

A: Such a great question! I just wanted to take a quick moment to check in about what’s happening with the real estate market now that fall is officially here. We’re starting to see more inventory come on which I think makes many buyers feel much more confident about the market in regards to hopefully landing a new home this fall. I want to remind everyone here in Ridgefield and throughout Fairfield County that we have such a stunning fall season. Some people don’t realize this but we do have a true fall market so we’re all very optimistic and at the same time, things remain fluid despite interest rates.

Q: A lot of people have been noticing there aren’t nearly as many homes on the market as there have been at certain other times in the past. Is that true?

A: We just need more inventory, that’s really what it’s about. Like I said, we do have more homes coming on which is great. Fall is a good time to sell a home, taking advantage of the natural beauty and fall foliage this time of year. If anyone has any questions about what you need to know to list your home this fall or how to get the best price for your home, please reach out to chat today. 5 Tips for Eco-Friendly Home Improvements

Going green is not just a fleeting trend; it’s a lifestyle choice with lasting impact! Implementing eco-friendly home improvements is a thoughtful way to contribute to environmental conservation while also adding substantial value to your home. In this post, we’ll explore sustainable upgrades that are not only beneficial for the environment but also make your property more attractive to eco-conscious buyers.

1. Solar Panels:

Why Go Solar?

Cost-Efficiency: The initial investment in solar panels can be substantial, but the long-term benefits, such as significantly reduced electricity bills, make it worthwhile.

Increased Property Value: Homes equipped with solar installations are often valued higher and tend to sell faster due to the growing demand for sustainable living.

Sustainability: Harnessing solar energy is a step towards reducing reliance on fossil fuels, lowering carbon emissions, and promoting renewable energy sources.

Tips:

  • Consider your home’s location, roof type, and sun exposure before deciding on solar panel installation.
  • Explore local incentives, grants, and tax credits that can help offset the installation costs.

Additional Insight:

Solar panels are a visible and impactful way to show commitment to sustainability. They not only reduce energy costs but also minimize the home’s carbon footprint, making it a desirable feature for environmentally conscious buyers.

2. Energy-Efficient Appliances:

Why Upgrade?

Lower Energy Bills: Energy-efficient appliances are designed to consume less electricity and water, leading to lower utility bills.

Eco-Friendly: By utilizing less energy, these appliances help in reducing environmental impact and conserving natural resources.

Tips:

  • Look for appliances with the ENERGY STAR label, a government-backed symbol for energy efficiency.
  • Prioritize upgrading appliances that are used frequently, such as refrigerators, washing machines, and HVAC systems.

Additional Insight:

Upgrading to energy-efficient appliances is a practical and effective way to enhance sustainability. It not only reflects responsible living but also appeals to buyers who prioritize energy conservation and long-term savings.

3. Smart Home Technology:

Why Go Smart?

Convenience: Smart home technology allows homeowners to manage lighting, temperature, and security systems remotely, offering enhanced convenience and control.

Energy Savings: Intelligent devices like smart thermostats and lighting systems optimize energy usage, preventing waste and saving money.

Tips:

  • Start with basic upgrades like smart thermostats and lighting and gradually explore more advanced smart home options.
  • Ensure that the smart devices you choose are compatible and can be integrated seamlessly.

Additional Insight:

The integration of smart home technology is a modern approach to home improvement. It not only simplifies home management but also contributes to energy conservation, making the property more appealing to tech-savvy and eco-conscious buyers.

4. Water Conservation Features:

Why Conserve Water?

Reduced Water Bills: Implementing water conservation features like low-flow fixtures and rainwater harvesting can significantly reduce water consumption and bills.

Environmental Impact: Water conservation is crucial for protecting ecosystems and reducing the strain on municipal water supply.

Tips:

  • Install low-flow faucets, showerheads, and toilets to reduce water usage without compromising performance.
  • Opt for native and drought-resistant plants for landscaping to minimize water requirements.

Additional Insight:

Water conservation features are a thoughtful addition to any home, reflecting a commitment to responsible resource use. They not only lower utility bills but also attract buyers who value sustainability and environmental conservation.

5. Green Roofing:

Why Choose Green Roofing?

Improved Insulation: Green roofs offer enhanced insulation, helping maintain optimal indoor temperatures and reducing energy consumption for heating and cooling.

Enhanced Biodiversity: Green roofs can create habitats for local flora and fauna, promoting biodiversity and ecological balance.

Tips:

  • Assess your roof’s structural capacity and consult with professionals before opting for a green roof installation.
  • Choose plants that are drought-resistant and require minimal maintenance for your green roof.

Additional Insight:

Green roofing is an innovative solution to urban environmental challenges. It not only improves the home’s energy efficiency but also adds aesthetic value and promotes biodiversity, making the property stand out in the real estate market.

Adopting eco-friendly home improvements is a rewarding endeavor. It allows homeowners to contribute to environmental preservation while enhancing the aesthetic and monetary value of their property. Whether you’re contemplating selling your home or simply aspiring to live more sustainably, integrating these green upgrades can make a significant difference!

A Look Inside the Summer Real Estate Market

Q: It’s August and vacation is on a lot of people’s minds. After a crazy couple of years, have you had a chance to get away and take some time for R&R?

A: Actually no – haven’t gotten there yet! But we’re happy to be so busy. Business is still moving forward quickly. We’ve been very busy this summer, listing properties, negotiating sales, and securing properties for our buyers. We recognize people are still taking vacations this summer, but things are still fluid. The response and attendance of touring properties has been great. The properties we’ve launched in the height of this summer continue to move swiftly so we’re not seeing a traditional seasonal market this year.

This week our office just launched some great new construction properties. We’re excited to announce that Carole Cousins with Compass here in Ridgefield is launching two new construction properties with respected long-time builder Sturgess Brothers.

Q: What do you expect for fall?

A: Our team is busy getting ready for some great fall launches. Stay tuned to see what we’re launching – we’re really excited to be launching properties across all price points!

Speaking of fall, the school calendar is very important to some people and we do see some people buying and selling according to that timing. Some very seasoned relocation buyers and sellers have informed me that their experience is not having their children start the first day of school with everyone else in town has its benefits. The schools go out of their way for new students to make them feel welcome and help them adjust, so keep that in mind if you’re thinking of selling and trying to make the best timing choice for your family.

Interpreting the Market: Ridgefield Real Estate Report 2023 Mid-Year Review

The market in the second quarter performed similarly in most aspects to the first quarter. There was a continued decline in single family sales as compared to the second quarter of 2022. The limited availability of inventory remained a significant factor, effectively impeding sales growth. This quarter witnessed a consistent decrease in active listings across the board. Simultaneously, the presence of a competitive buyer environment arising from low inventory increased demand contributed to maintaining sale prices at higher levels than the same period last year.

Sellers continued to approach the market cautiously in the early months of 2023 leading to a challenging inventory situation. Buyers continue to move quickly to capitalize on properties offering desirable amenities, locations, and updates. Multiple offers continue though their frequency has slightly diminished. Notably, prices have remained strong despite concerns about inflation and interest rates. The market is gradually evolving, creating a better balance between buyers and sellers. Scarcity of inventory continues to favor sellers, yet buyers can find reassurance in the return to conventional purchasing patterns that include mortgage, appraisal, and inspection contingencies. While the market remains highly active, sellers must prioritize that their homes are in optimal condition. Staging, updates and overall condition and maintenance should not be underestimated when listing and valuing the price of a home.

Condo Sales in Ridgefield followed the same pattern as single-family home sales with the decrease in the number of sales offset by a rise in median and average sales prices. We continue to see condos at all price points sell well due to their in-town or close to town locations.

In recent years, the luxury market, defined as sales exceeding $1.5 million, has maintained its prominent position. In the first half of the year, there were 21 luxury sales, which is higher than the 16 recorded during the same period in 2022. A 31% increase year to date compared to 2022. Notably, a $24 million equestrian property closed in April, 2023.

During the first half of 2023, there was a notable upward acceleration in prices, accompanied by a decrease in the number of unit sales. County-wide, sales experienced a significant decline primarily due to insufficient inventory. Median sales prices rose across the board. With far more buyers than listings, multiple buyers are competing for the same listings resulting in multiple offers at or above list. Geographically, Fairfield County benefits from its proximity to New York City and the quantity of buyers that continues to flow from the city into our markets.

In today’s unique real estate market, it’s more important than ever to work with a savvy professional who can get you to the closing table. Year after year, Karla Murtaugh Homes continues to be a top ranked team at all price points in Ridgefield, as well as Fairfield County. Top Tips to Sell Your Home This Season

Selling your home can be a stressful and daunting task, but with the right preparation, you can ensure that your home is ready to sell and fetch the best price possible. It’s a fabulous time to leverage the busy spring real estate market. If you’re not sure where to start, here are some helpful tips on how to prepare your home to sell:

1. Declutter and Clean

The first step in preparing your home for sale is to declutter and clean it thoroughly. Remove any unnecessary items and clutter to make your home look more spacious and inviting. We love donating items to the Ridgefield Thrift Shop and ReStore Danbury, both very worthy causes that support the community we live in. Thoroughly clean all surfaces, including floors, walls, and countertops. Consider hiring a professional cleaner if necessary. We’d be happy to recommend one if you need!

2. Repair and Upgrade

Fix any minor repairs or upgrades that need to be done, such as leaking faucets or broken doorknobs. If your home needs major repairs or upgrades, consider hiring a professional to handle the work. Upgrades can include painting, new light fixtures, or landscaping to improve curb appeal. It can be overwhelming to try to find a contractor or handyman who can do the work in a timely fashion. We have several companies we’ve developed excellent relationships with over the years and they take excellent care of our clients.

3. Depersonalize and Stage

Remove personal items like family photos, collectibles, and personal memorabilia from your home. This allows potential buyers to visualize themselves living in the space, which is so important. Consider staging your home with neutral decor and furniture to create a welcoming and cozy atmosphere. This is just one of the services that Compass Concierge is proud to offer, which makes the selling process run so much more smoothly for our clients.

4. Price Your Home Accurately

One of the most important steps in preparing your home for sale is pricing it accurately. Research the local real estate market and work with a real estate agent to determine a fair and competitive price for your home. For over 20 years, the Karla Murtaugh Homes mission has been to provide a superior experience for our clients both through the utilization of our team’s knowledge and skills and by adhering to the highest standard of integrity. We have the experience to get you the best price for your home.

5. Market Your Home Effectively

We will work closely with you to create an attractive and engaging listing for your home, including high-quality photos and a detailed description. We will leverage cutting-edge Compass technology and national network to market your home effectively to potential buyers through online listings, social media, and other advertising channels.

6. Be Flexible and Available

Plan to accommodate potential buyers’ schedules and be available for showings as needed.

Getting your home ready to sell requires some effort and planning, but the results are worth it. With a little groundwork, you can make your home more appealing to potential buyers and ensure a smooth and successful sale.
