Home Buying Process
Whether you are buying your first property or a luxury estate, we understand that you will have many questions about the purchasing process. The flowchart below (above, on the right?) highlights the typical home buying process, but we also recognize that every purchase presents its own unique set of challenges. At Karla Murtaugh, our team is committed to ensuring that each and every transaction is handled in the most effective manner possible, and with the trust and integrity you deserve.
Quick Tips when Purchasing a Home:
Before you think about buying a home, it’s very important to meet with a Mortgage Professional who will go over your financial responsibilities and provide you with a pre-approval letter. This letter not only lets you know the price range you can use to begin your search, it is almost always required when you wish to make an offer on a property.
Know What You Want
Nothing is more frustrating for you or your Realtor than to have you view homes you wouldn’t consider purchasing. I create a file for every buyer I work with that outlines their particular wants, needs, and specialty items. Depending on your price point, you may not be able to get everything you want, so making a list of priorities and letting your Realtor know what’s really important to you is essential.
Listen To Your Realtor
It’s easy to get emotional when you find a property you love. Take advantage of your Realtor and ask for guidance when necessary. A good Realtor understands the true market value of a home and will advocate for you, negotiating on your behalf and advising you every step of the way.
Understand The Closing
Closing is where the Deed is signed and transferred, monies are apportioned and all aspects of the transaction are completed. You will be represented by a Real Estate Attorney who will meet with you to discuss signing a contract, and then again at closing. Know what you are responsible for in advance such as any certified checks you might need, or identifying documents you will have to bring.
